Scope and placement
This guide covers the city’s small-accessory route, up to 55 m². Larger buildings need Building and Development permits. An unattached deck can follow accessory-structure rules only if it is not a door access or public-congregation space.
Up to three accessory buildings may be allowed in residential or UR zones, subject to size limits. Combined ground-floor coverage can be at most 12% of the lot. Per-building limits vary by dwelling type and do not override this guide’s 55 m² scope.

Setbacks and drawings
Do not place the structure beyond the main building’s front façade. Required flankage and single-house side yards depend on zoning. In the rear yard, allow at least 1 m from walls to side/rear boundaries.
For a two-unit or semi-detached side-yard placement, the page gives 1.5 m from the main building and 1 m from property limits. The sketch must show all buildings, existing accessory sizes, proposed dimensions, distances, wall height and overall height.

Permissions and submission
Address utility/municipal easements and protected watercourses before applying. Include consents or WAWA approval where required.
Submit the Development Permit form and evidence to Planning on the second floor of 655 Main Street, by mail or info.plans@moncton.ca. The source’s accessory development fee is $43;ask staff about any extra requirement tied to the proposed use.
